May 2021 Summary

Milton experienced a 164.7% year-over-year increase in home sales in May 2021. New listings were up year-over-year by 92%. Average sale price was up by 40.4%. The sales to new listings ratio (SNLR) was up 19.3% to 70.3%. SNLR at 55% or more indicates a seller’s market; there are more buyers than properties for sale. Month-over-month, Milton experienced a drop in home sales and new listings by 14.6% and 22.3% respectively. Average sale price remains flat at -0.7% versus April 2021. The rate of decline in new listings outpaced the rate of decline in sales causing SNLR to increase by 6.3% versus April.
